ESTIMATING

1. Perform a pre-bid review of project spec books and plans to determine scope of material takeoffs needed.

2. Develop and manage estimating templates for ABC Commercial Group. Create proposals by CSI division and section.

3. Maintain a log of all estimates completed, pricing and product specifics for each project.

4. Coordinate the submittal process with the Group Leader as required for each project.

PROJECT MANAGEMENT

5. Create a project-specific budget, proposal and purchase order information, modify as needed.

6. Track and monitor actual cost data through MillworkTime® and Ponderosa reporting. Analyze data for results and trends which may impact future pricing structures.

7. Manage the billing process for each project according to the terms of the contract.

8. Manage the change-order process for each project to ensure accurate billing.

9. Monitor addendums for changes to specs and scope that may affect our sections and divisions.



Job Requirements:

QUALIFICATIONS

1. A degree in construction management or related field and 5 years experience in the industry is desired credit for advanced experience in this field will be considered in place of a degree.

2. Commercial construction experience preferred.

3. Strong communication skills written and verbal as well interpersonal skills to coordinate effectively with team members and potential clients as well as vendors and on site personnel at all levels

4. Strong math and computer skills (Excel, Word, and Outlook) are required

5. Previous estimating experience is required

6. Knowledge of and understanding of commercial blueprints, spec books and codes is required

DESCRIPTION

Responsibilities of the position include:

Maintain day-to-day efficiencies of all office procedures. Review and revise office operations and procedures to reduce costs. Track productivity data and approve expenses.

Coordinate with sales, other divisions and corporate credit department in obtaining necessary construction financing information on applicable projects for location.

Actively prepare for and participate in monthly "Manager" credit meetings.

Monitor and reconcile all accounts paying on other than closing terms; monitor and reconcile tag and credit balances on closed jobs; work with the sales staff to clear them by incorporating them into future or adjusting the discount on closed jobs.

Review aging reports to ascertain status of collections and outstanding balances; evaluate effectiveness of current collection policies and procedures.

Review and approve pay off figures; provide pay off figures and appropriate lien waivers to title companies and customers.

Manage the Terms database; coordinate change updates within 48 hours and distribute monthly to sales for review.

Review job forms and verify that accounts are set up with proper terms and all documentation is complete and accurate.

Manage location's accounts with overdue balances; develop a collection plan; communicate with customers regarding collection alternatives.



Job Requirements:

QUALIFICATIONS

A college degree or equivalent experience and a minimum of two or more years of supervisory experience is required.  Strong communication, organizational, and leadership skills are required as well as the ability to develop, promote, and maintain good customer relations. This individual must have a basic understanding of accounting, and business operations processes, and two years of credit collections and coordination experience, as well as proficiency within Microsoft Office and with a point-of-sale system.
